Barking and Dagenham Council applied a planning application to destroy all existing buildings in relation to the construction of new homes in Rainham Road South.
The decision was made by Thorsday (April 9) and Althehoth approved by the Council, is still “subject to a legal agreement.”
The proposal was presented by Charles Hearsum, Senior Development Manager of the Hollybrook developer, in 2023.
Hollybrook bought the site in 2022 to regenerate the area.
According to a Essexlive article, the current Bull Inn building dates back to the 1920s when it operated as a pub until its closure in the early 2010s.
The site was then used as a grocery store and closed in 2020.
A visual impact evaluation concluded that, although the building has some architectural and historical importance, it is not considered to meet the requirements for the local or national list.
Two new buildings that comprise 72 new homes on the ground will be built, which according to a planning declaration “intends to fully rebuild the site to provide new and very necessary new houses.”
Parking, landscaping and other auxiliary works will also be built.
The proposed buildings are located at six and nine floors, with the highest building located at the head of the Rainham Road South and Ballards Road union.
The proposal received seven objections shortly after its presentation in 2023, including Conerns on the height of planned buildings and parking.
According to Essexlive, the construction is scheduled to be completed in March 2027.
